We design and build custom homes, mostly on Vancouver's west side. Our designers draw the house, our interior designers choose every finish, and our own team builds it. You deal with one company from the first meeting to the day you move in.

What does it cost to build a custom home in Vancouver?

Vancouver builders publish a range of about $450 to $800 per square foot before land, and one puts the top end above $1,000. We price your home line by line after the consultation, and tell you early when a decision will move the number.

How long does it take, from the first meeting to the keys?

Builders who publish their schedules report about 14 to 20 months from first meeting to keys, and longer when finding the lot is part of it. The City reports that permits for single-detached homes took 160 days on average in 2025.

We plan the design, the permit and the build as one schedule, so you know what happens when.

What is design-build, and how is it different?

Design-build means one company designs and builds your home. Our designers and builders work at the same table, so the drawings, the budget and the schedule agree before anything is ordered. With an architect and a separate contractor, those three are often reconciled after the fact.

We also work in tandem with your own architect and technical consultants when you already have them.

Which neighbourhoods do you build in?

Mostly the west side: Shaughnessy, Point Grey, Kitsilano, Dunbar, South Granville, Quilchena and Southlands. We have also built in New Westminster, White Rock and Crescent Beach. If your lot is in Metro Vancouver, ask us.

What warranty comes with the home?

Every new home built by a licensed residential builder in B.C. carries 2-5-10 home warranty insurance: two years on labour and materials, five years on the building envelope and ten years on the structure. We arrange it before the building permit is issued.

What styles do you build?

Classic, Contemporary, Craftsman, Georgian, Modern, Traditional, Tudor and Ultra Modern, and often a blend: big bold overhangs from the Tudor, Craftsman brackets and Georgian symmetry on one house. Every home in our gallery is custom.

Can you help me look at a lot before I buy it?

Yes. Bring us the address before you commit. We look at what the zoning allows, the trees, the slope, access for construction and what the street calls for, and give you a realistic picture of the house that can go there.

Questions about luxury custom homes

What happens in the complimentary consultation?

We meet with you, in person or by video, about your lot, your neighbourhood and how your family wants to live. You leave with a preliminary overview of your new home: what the lot allows, the steps through the City, a realistic budget range and a schedule.

Do you build homes you design yourselves, or work with my architect?

Both. Most clients use our in-house designers, and we also build from your architect's drawings, working in tandem with them and your technical consultants.

Who manages the build day to day?

A project manager leads the trades and suppliers on site, and a project coordinator keeps you up to date. Troy stays involved from the first meeting to the handover.

How do you keep extra charges down?

By deciding as much as possible before construction starts: the drawings, the finishes and the allowances. Changes during the build are priced in writing before the work is done, so nothing arrives as a surprise.

Do you build outside the west side?

Yes. Most of our homes are on Vancouver's west side, and we have built in New Westminster, White Rock and Crescent Beach. Ask us about your lot.
